What is Sealcoating?

Our sealcoat service includes:

Sealcoat is a protective wear surface that fills micro-cracks and prevents your pavement from losing important flexibility. It extends the life of your pavement by preventing water penetration and creating a new surface for traffic and weather to act on. It is a mix of asphalt, water, aggregates, and other fillers and is a cold-applied asphalt surface treatment. Our seal coat manufacturer emulsifies fine particles of asphalt into a water solution and then adds fibers and fine aggregates. We then follow manufacturer specs and spray or squeegee the seal coat onto your pavement. After our application, water evaporates, leaving a thin new surface made of asphalt, fine aggregates, and other fillers.

Sealcoating helps to extend the life of your pavement and should be done every 3-5 years. For most homeowners, we recommend 1 layer of seal coat, but for busy parking lots, we may recommend two coats. When it comes to sealcoat especially, it is important to choose a reputable contractor who respects you and your property. If the pavement is not properly prepped, seal coat is not properly mixed, or if your contractor doesn’t pay close attention to splashing sealcoat you can end up with a surface that doesn’t last long and sealcoat where it shouldn’t be.

HOW LONG SHOULD WE STAY OFF SEALCOAT?

Sealcoat dry times vary depending on the temperature, humidity, and shadows. You should not drive on your sealcoat for at least 24 hours. However, you can start walking on sealcoat within 6 hours. Just be aware that some areas may still be wet, so walk cautiously.

HOW MANY YEARS DOES SEALCOAT LAST?

We take our time prepping your pavement and applying the correct amount of sealcoat. This means, your parking lot or driveway’s new sealcoat should last anywhere from 3-5 years.

HOW MANY COATS OF SEALCOAT SHOULD I GET?

The amount of coats you get really depends on the amount of traffic that your driveway or parking lot receives. Most driveways only need one coat of sealcoat and most parking lots need two coats of sealcoat.
